COMPLIANCE
The Renters’ Rights Act is already in force
Section 21 ended on 1 May 2026, and every assured shorthold tenancy in England converted to an assured periodic tenancy on the same day. If you have not reviewed your tenancies since, you may already be exposed.
No-fault evictions have gone
The last valid Section 21 notice could be served on 30 April 2026. Regaining possession now means using the revised Section 8 grounds, with evidence that stands up.
Fixed terms no longer exist
Existing tenancies became periodic automatically. Rent can be raised once a year, on two months’ notice, using the prescribed form. Informal rent reviews no longer hold.
Landlord registration is next
The Private Rented Sector Database begins rolling out from late 2026, with registration becoming mandatory. A Landlord Ombudsman follows in 2028.
Landlords were also required to give existing tenants the Government information sheet by 31 May 2026, with civil penalties of up to £7,000 for non-compliance. If you are unsure whether that was done, ask us.

Marketing and photography, accompanied viewings, tenant referencing and right-to-rent checks, the tenancy agreement, deposit registration, rent collection, and ongoing maintenance and compliance. One point of contact handles all of it.
What will it cost to let my property?
Fees depend on the level of service you choose and on the property itself, so we give you a written quote after a free valuation rather than publishing a flat rate. Ask us for a full breakdown before you commit.
How quickly can you let my property?
It depends on price, condition and time of year, and we will give you an honest view at valuation. We often have suitable applicants already registered across Ashford, Egham and Feltham before a property goes live.
Do you handle corporate and relocation lets?

What are my legal responsibilities as a landlord?
